Do I need to own the property to request an estimate?
Yes. We only provide estimates to property owners. If you’re planning a purchase or exploring options, we offer paid consulting services for feasibility and budgeting.
Do you offer free estimates?
We provide one free estimate per property for simple, well-defined projects. Complex scopes or comparative estimates fall under our paid consulting services.
Do I need architectural plans before contacting you?
Not necessarily. If you don’t have plans, we can introduce you to our design partner to guide you through concept development, revisions, and permit-ready drawings.
What is your typical project size or budget range?
We take on projects from $15,000 to over $1 million. Whether you’re rebuilding a porch or renovating a multi-family, we tailor our team to the scope and complexity of the job.
Do you offer financing?

How soon can you start?
We start the process as soon as you’re ready. That includes intake, design handoff (if needed), planning, and permitting. Construction start dates vary based on project readiness, but our goal is to keep things moving efficiently from day one.
Do you handle permits?
Yes. We manage all permitting requirements for construction work. If you’re in the design phase, our design partner can also assist with permitting.
Are you licensed and insured?
Yes. Beantown Builders is fully licensed and insured in Massachusetts. All subcontractors are vetted and carry the required licenses and insurance.
Do you work with real estate investors or developers?
We do. We’re experienced with investor-driven projects, multi-unit rehabs, and value-add renovations. We understand lender requirements, draw schedules, and the importance of ROI.
How do you bill for work?
We use two standard payment models:
- Milestone-based: Payments are broken into phases—typically start, midpoint, and final completion.
- Draw-based: Common for larger or lender-financed jobs, invoiced on a Net 15 draw schedule tied to progress.
